A Charlottesville/Albemarle Area RE Blog tracking the market's decline since May 2008 as it makes its way slowly to its price bottom in 2015. The second half of 2010 saw a steep downward spiral in sales; 2011 sees sales volume at a 13 yr low on prices that get lower each Quarter. 2015 may be the price bottom...barring some Black Swan event or more Gov't intervention. The word "Recovery" does not apply.

Rio Road Is A Problem That Just Keeps Growing
Rio Rd (or Park Street / Rio Road) is the route of choice to 29N from the Pantops Area, Woolen Mills, Belmont, Downtown C'ville, North Downtown, Mill Creek, Mill Creek South, Rt. 20 (thought the latter three could choose to hop on I-64 and start clogging Rt. 29 further south). But there are numerous housing developments that have been approved, and some are already in progress. Even opening Albemarle County's Meadowcreek Parkway will only help a little. Why has there been such an egregious series of bad planning? RealCentralVA takes a look.
